What to Look For in the Final Walk-Through

  1. Have the repairs been completed as expected? Check that the renovations you agreed on with the seller have been taken care of so you can continue with the closing process.

  2. The AC and heating systems are difficult and costly to maintain. That's why, if the property you're buying has them and state they're working, verify that they work as expected.

  3. Another tricky part of the property is the electrical installation. To check it functions properly, try all of the switches and power outlets in the estate.

  4. A safe, insulated, and peaceful property has windows and doors that close well. Try every one and note if they close completely, if they're squeaky, if their strips are old, and if the screens are in good shape.

  5. Part of your final walk-through should include finding out the results of the title search. This way, you'll know if there are issues in the property's record that could jeopardize your claim.

  6. Good plumbing is also essential, so flush every toilet, open every faucet, and check the pipes for leaks. Note if there's anything fishy going on.

  7. If you agreed to purchase certain items with the property (like the chandelier in the living room), make sure they're all there and in good condition.

  8. It's important that you also check the place's cleanliness. Run your fingers through every surface to see if it's clean, so you don't end up with a messy, dirty place.

  9. Lastly, guarantee that there's no new damage to the place. At times, moving the previous owner's belongings out can damage the property. Ensure this isn't the case, since the place should be in the condition you agreed to buy it in.
